Why Build A New City Hall?
Financial. The City currently leases
space in two buildings off campus and one office portable building
on campus. In addition, some City staff are currently located in
other temporary office space both on and off campus. The business case
for City operations shows that in the long run it is less expensive to
construct a new City Hall than it is to continue to lease space off
campus, and maintain and upgrade the temporary office facilities. The consolidation of
staff from seven different locations will result in additional cost savings.
Efficiency. The current City Hall
building was built in the early 1970's and remodeled in the 1980's
(adding one story), making it now approximately 27,000 square feet.
Departments that historically have worked in City Hall currently require
around 70,000 square feet. The shortfall of space has forced many
employees to work in off-site facilities, separating departments that
work closely together. This situation affects the ability of staff to quickly and
efficiently respond to the public's needs. As our community grows,
City space needs to
grow as well.
Identity. A City Hall building is
the physical symbol of City government. Currently,
about 101 employees work inside City Hall while 162 are housed in
off-site buildings. A new City Hall that can house all of the
City's staff now and in the future will create a greater sense of
identity and accessibility for employees and citizens alike.
The Project Team
National Development Council
(NDC)
Redmond Community Properties, a subsidiary of NDC, is the
non-profit corporation responsible for design, construction, financing,
and property management for the new facilities. NDC is a non-profit
corporation that assists public agencies in achieving their goals using
public/private partnerships.
Wright Runstad & Company
As NDC's development partner, Wright Runstad & Company will manage the
development, design and construction of the new facilities. In addition,
NDC will contract with Wright Runstad to provide property management
services after the building is completed.
MulvannyG2 Architecture
The project architect, MulvannyG2, was
selected after winning a design competition for the project.
Lease Crutcher Lewis
The general contractor for the building construction.
Callison Architecture
The interior architect responsible for tenant space planning.
Perrault
Interiors LLC
The firm responsible for
programming and design of tenant improvements.
