Neighborhood Overview

map image

The Overlake Neighborhood, with its corporate campuses, shopping and residential areas, is located in the southwest corner of Redmond. The neighborhood is bounded on the west by 148th Avenue NE, on the north by NE 60th Street and SR 520, and on the east by West Lake Sammamish Parkway and Bel-Red Road. The neighborhood boundary then runs west following the southern City limit line, which is just south of NE 20th Street. While the area commonly referred to as Overlake extends west into Bellevue, those areas are not part of the plan for Redmond’s Overlake Neighborhood, although they were considered in preparing policies for Overlake.

The neighborhood contains four distinct areas: Overlake Village (the shopping area), Employment, Multifamily, and Single Family areas. Currently, Overlake Village is home to a regional hospital (Eastside Hospital operated by Group Health Cooperative), large retail stores, chain and local restaurants, a variety of home furnishing stores, and several auto-service and auto-related businesses. The Employment Area is largely made up of business parks and offices. It is bordered by two Multifamily Areas that contain nearly 1,800 residences; approximately another 400 residences can be found in Overlake Village. The Single Family Area extends to the north and east of the Employment and Multifamily Areas, and consists largely of low- to moderate-density residential housing.

The neighborhood is well served by SR 520 and a variety of transit routes at Overlake Transit Center (at NE 40th Street and SR 520) and Overlake Park and Ride (on 152nd Avenue NE). A number of parks and open space exist in the neighborhood, including the Red-West Wetlands, Bridle Crest Trail Open Space, Cascade View Park, and Westside Park.
