Esterra Park is the first major urban mixed-use redevelopment in Overlake Village. In total it comprises 1,400 homes, 1.2 million square feet of office, 25,000 square feet of retail, a hotel and conference center, a 2.67-acre public park, and associated street and utility infrastructure. Capstone Partners is the master developer for the site and is currently building basic site infrastructure in advance of building construction.

Phase 1 of Esterra Park consists of two mixed-use residential blocks (4 and 7), two office blocks (2A/2B and 3), the hotel and conference center (block 1), the public park, and most site infrastructure. First out of the ground will be two apartment buildings totaling about 480 units on blocks 4 and 7 of the site. Avalon Bay Communities owns and will develop these blocks. Construction on blocks 4 and 7 is expected to begin in late summer 2014. Capstone is also applying for permits for two office buildings that would likely be constructed once a tenant is identified. The public park would be constructed concurrent with office buildings on blocks 2A and 2B. The hotel is also part of Phase 1; construction is likely to begin in 2015.
