What is a Development Guide Amendment? A Development Guide Amendment
(DGA) is a proposed modification to either the Comprehensive Plan or
Redmond Community Development Guide. A DGA can be proposed by the
City (for example modifying Neighborhood Plan policies and
regulations), but can also be privately initiated.
The Comprehensive Plan consists of policy statements that provide
the community's vision for the future, primarily to guide the
physical development of the City as well as certain aspects of its
social and economic character.
The Redmond Community Development Guide consists of specific
development regulations and procedures which implement the policies
in the Comprehensive Plan related to development and land use.
Most DGA's follow the Type VI process, which requires a public
hearing before the Planning Commission and final approval by the

Amendment to North Redmond Overlay Zone - L080264 - (L080265 SEPA)
Application Date 07/22/08
Description: Amendment to Comprehensive Plan Policy N-NR-46 and RCDG
20C.70.30-020 North Redmond Residential Development and Conservation
Overlake Zone Density Transfer and Limitations. Previously established
with an effective date of September 30, 2008, this amendment will extend the
effective date of the R-4/C zoning for the "Wedge" sub-area of the North
Redmond neighborhood in order to allow for establishment of sub-area plan
that will guide future residential development including vehicular access,
building setbacks from the principal arterial, and preservation of the green
vegetated character of the area and adjacent transportation corridor.

Gateway Design District Parking Requirements Amendment - L080102
- (L080103
SEPA) Application Date: 04/01/08
Description: Amendment to the Gateway Design District section of the
Redmond Community Development Guide to amend the amount or required parking
for hotels/motels in that zone from 1.5 stalls per room/staff to 1.0 stall
per room/staff. Currently, hotels/motels in other zones in Redmond are
required to provide 1.0 stall per rental room.

Innovative Housing - L080182 - (L050260 SEPA)
Application Date: 06/03/08
Description: Proposal to extend and make
amendments to the Innovative Housing Ordinance, currently codified as RCDG
20C.30.62. The goals of the Innovative Housing Ordinance are to 1)
increase housing supply and the choice of housing styles, 2) promote housing
affordability by encouraging smaller and more diverse home sizes, 3) promote
high-quality design, 4) allow flexibility in site an design standards while
maintaining compatibility with existing single-family developments, and 5)
help identify appropriate zoning code amendments that support the
development of innovative housing choices within single-family neighborhoods
in Redmond. As adopted, the ordinance expires in August 2008.
The City proposes to extend the ordinance for five years and to make minor
amendments to the ordinance, including to provisions related to public
notification, how approval extensions are granted, site requirement
flexibility, maximum density allowed, and the applicability of neighborhood
regulations.
