Location, Location, Location!

Overlake Village is a central hub on the Eastside. It is located midway between Downtown Bellevue and Downtown Redmond, has convenient access to SR 520,and is less than 15 miles east of Downtown Seattle. It is served by Metro’s B-Line, Sound Transit express transit and other frequent transit service. Funding is in place to build two light rail stations that will open in 2023 and will connect Overlake by rail to the region.

Overlake is a neighborhood of Redmond, a city that is known for its natural beauty and location between Washington’s Cascade Mountains and Puget Sound.

People and Jobs

Overlake is home to tens-of-thousands of highly-educated, highly-paid employees and global technology and entertainment firms such as Microsoft and Nintendo. Overlake attracts talent and families from around the world, and is the third-largest jobs center in Puget Sound, with about 46,000 jobs. Public schools that serve Overlake Village are widely recognized as top quality.

Incentive Zoning and Streamlined Environmental Review

Redmond wants to ensure the Overlake vision will become a reality and has taken several key steps to provide an efficient and predictable development process. Developers can use a regional stormwater system, build at a higher FAR than anywhere else in Redmond, and take advantage of the environmental review that the City has already done.
