As part of the adopted North Redmond neighborhood plan, effective November 18, 2006, the City Council approved a rezone with conditions for those properties that are within the Redmond City limits, and are west of Redmond-Woodinville Road, north of NE 109 Street, and east of the Sammamish Valley - defined as the "Wedge" sub-area.  The rezone is expected to take effect following a study of both the Redmond-Woodinville Road and 154 Place NE corridors, or on September 30, 2008, whichever occurs first.

The study will address the right-of-way and design for the two corridors in addition to topics such as building setbacks, the green character of the corridors, internal circulation within the distinct pieces of the "Wedge" sub-area, public safety, pedestrian and bicycle connectivity, and interaction with the Sammamish River Trail and other recreational uses upon the Sammamish Valley floor.  A work group that includes property owners and residents will be formed to assist and provide feedback to the process that involves components related to future development of the "Wedge" sub-area.  Other interested members of the public are also welcome and will be encouraged to be part of the discussions.  This effort is expected to begin in May 2007.

Currently, 154 Place NE is designated as a collector arterial by the City and by King County.  The section of 154 Place NE that is south of NE 124 Street and north of the city limit line is within the County's jurisdiction.  The existing roadway is a 2-lane street without curb, gutter, or sidewalks and has a posted speed limit of 30 MPH.  To date, residents have shared concerns related to traffic volumes and speeds, access for the Sammamish Valley recreational uses, bicycle and pedestrian safety, and connectivity.

Planning staff will work with the residents of the "Wedge" sub-area as well as the surrounding areas to address the concerns and thoughts as described above.  This public process will occur regularly throughout the remainder of 2007.  As a collaborative effort with the Redmond-Woodinville Road and 154 Place NE corridor study, the resulting plan and standards will establish guidelines for changes that could occur in the area through the year 2030.
